The concept
The park is a luxury “maison secondaire” gated development for exclusive owners. There are just 59 plots in total, all of which are sold on a freehold basis to be used as a second address/holiday home. You are able to live here for as long as you like, providing this is not your sole, “official” primary address.
Upon purchase, you are given your key fob which gives you access to the park via the electric gated entrance, access to the owners’ lounge filled with chesterfield style sofas and arm chairs, and access to the indoor heated pool and jacuzzi.
With plots of all different shapes, sizes and orientations, this park is definitely not your regular grid and straight-line layout.
Location
The park is just outside Saint Hilaire de Riez and about 1km from the sandy beaches of the Vendee coast.
The Park
Park Saint Hilaire de Riez is 34,000 m2 and is secured with electric gates and CCTV throughout the park. You have 24hr/7 days as week, 365 days a year access to a heated indoor swimming pool and jacuzzi, club/lounge room to relax and socialise in.
Plots
There are 59 serviced plots of 250 to 500 m2.
Each plots has fibre optic and network cables ready to connect TV and Internet to. Electricity and water is individually metered with a 27 Amp supply.
Plots cost between 52k€ and 63k€ FREEHOLD and are sold via the local agent. Notaire/Solicitor fees apply.
Fees & taxes
- Circa 800€ per year for communal upkeep/maintenance of the park grounds.
- Notaire/solicitor fees are circa 10% of the sale price of the land only.
- Tourist tax of € 0.22 per day and per person over 13 years payable from April 1 st to September 30th
- Water and electricity, gas if applicable.
The area
Very close by you have Saint Hilaire de Riez, a small quiet seaside ville with all the shops you need, a market and restaurants. Saint-Gilles-Croix-de-Vie is a lively coastal town with restaurants and bars to explore and Saint-Jean-de-Monts is an even more lively seaside holiday resort just up the road. This is all within 1 hour of Nantes airport and 3 hours of St Malo.
The beaches are long, spacious golden sand beaches and the area is full of adventure, cycle routes and days out.
